Landlords and Tenants are the valued clients of our NPI. They are the ones we want to make sure are happy and relaxed with their property, both as owners of the home and tenants of the home.
Have you ever noticed in life that it's the small things that often make us the happiest and at the same time other small things make us the crankiest. It all depends which side of the situation we are on.
Well, its no different with owning and renting a property. A happy owner is one that receives their rental income on time, has great communication with the property manager and has a tenant that cares for the property as if it were their own. A happy tenant is one that has those small things fixed just as much as the bigger ones. While a hot water system breakdown is an emergency repair and will be done ASAP, ignoring the annoying lose mixer tap or damaged fence to save a few dollars can cause an unhappy tenant.
Will an unhappy tenant pay on time? Will an unhappy tenant be happy with rent increases? Will an unhappy tenant renew the lease? Will an unhappy tenant remain in your property?
All these things will ultimately impact upon a landlord financially, so yes, the small things ARE just as important as the emergencies. While they don't need to be fixed immediately, they do need to be fixed in a timely manner to ensure the continued comfort of the tenant.
A good tenant leaving your property can impact you financially, hundreds or even thousands of dollars. A great property manager will make sure that doesn't happen.
