This question couldnt be more important, when considering the professional property management you employ for your investment.

 

We recently had a conversation with some friends who are renting a home in Lake Macquarie.  With no rental history (as previous home owners), they had little to offer by way of evidence to support the fact they would care for the home. As expected by the landlord, and were correctly advised by the agent, that there would be quarterly inspections of the property.  This is a fundamental part of caring for a clients property, after all, it is what you pay for as a landlord and the very least you should expect.  

 

12 months in, these guys get their first notice of an inspection, that is 1 inspection in the first 12 months instead of 4!  What happened to the first 3? A year has passed and no one has even looked at your investment asset.  This is a long time for a property to deteriorate due to a bad tenant.   Is this landlord getting what they paid for?  What else is this agent promising and failing to deliver?

 

The reality is, this is not an isolated incident.  We have a small portfolio of landlords.  Most of which have come from referrals as a result of some agents failing to deliver as promised.  Some have almost given up on property investment due to the treatment of their managing agents.   Failing to conduct regular inspections and failing to keep a rental property in good conditions with great tenants is the name of the game, if agents arent providing you with that basic service what are they doing for the money you pay them?

 

A property investment is likely the biggest investment you will ever make.  Most landlords arent high fliers, they are mums and dads, or young people having a crack.  This is a major investment with an expectation that one day it will pay off!
